Quarterly Newsletter, July 2009

Recent Market Activity

There have been 23 sales and 10 subject sales since April 1st, 2009; compared to 36 sales for the same period in 2008. The sales ranged from $65,000-$1,150,000 with the median price at $280,000 for the second quarter of 2009 as compared to a range of $50,000-$760,000 and a median price of $310,000 for the same period in 2008. There are currently 127 properties on the market: 49 are bare land and the rest are residential. There are also 4 commercial properties currently for sale.

Sales activity has increased relative to the 1st quarter of 2009. We feel positive that this level of sales activity will continue through the fall. Inventory is at a good level, not too much for sale but still a good selection. Prices seem stable and interest rates are great, this is good news for buyers and sellers alike.
