Recent Market Activity

There are currently 128 residential listings of which 83 are homes and 44 are lots and acreage, in addition there are 4 commercial listings for sale. In the first half of 2010 we have had 49 sales. The median price range is $290,000. 39 of these sales were under $300,000. The activity in 2010 is very much the same as the 2009 activity for the first half of the year. The total sales for the first half of 2010 is $16,265,000. Activity and prices are down from 2008 when we had 67 sales in the first half of the year with a median price range of $344,000, and 2007 which saw the peak of prices and 85 sales in the first half of the year. Our most active year for sales was 2003 when prices were lower but we had 133 sales in the first half of the year.

We believe that this points to a slow but steady market where buyers are looking for value and sellers need to price their properties competitively.

Summer 2010 on Gabriola

Watch for are the Gabriola Theater Festival in August and check out our Gabriola Events blog for more on upcoming events. There is lots to do on Gabriola with regular evening entertainment at the many venues on the island, the Saturday Farmers Market, a beautiful 707 acre park to walk and bike in, a multitude of beaches to swim at, golf and marinas, and a new shopping complex called Madrona Market Place with trendy Mad Rona's coffee shop and Woodfire Pizza & Pasta.

We have added some new items to our web site, as well as the Gabriola Events blog we have a new page that highlights the Unique and Luxury Properties that are for sale.
